1. What services come with the lot?

Electrical power and telephone. Owners need to provide their own water and sewage systems, in accordance with government regulations.

2. Is there winter access?

Yes. You can live on your property year-round if you wish. Snow removal and grading is provided to your property line.

3. What about taxes?

Property owners are within the Rural Municipality of Big River #555, who set the tax rates and assessments. Contact the RM at (306) 469-2323 regarding your property.

4. How long do I have between the time I purchase the lot and the time I have to build?

There is no time restrictions, however you must conform to restrictions and building codes specified at time of purchase.

5. What building codes and restrictions are in place?

In addition to conforming to all federal, provincial and municipal laws governing building construction, property owners also agree at the time of purchase to abide by requirements regarding the minimum size of the structure on the lot, as well as exterior finishes including colours. For particular information related to a specific lot, consult with your Shores on Cowan representative.

6. Can I move a trailer or mobile home onto the lot?

Trailers including mobile homes are not allowed. However, temporary trailers may be permitted during periods of active construction on your property.

7. What about emergencies?

Police and medical assistance, as well as firefighting services, are all stationed in Big River, 15 km from The Shores on Cowan, on paved highway.

8. Can I build a dock in front of my lakefront cottage?

Seasonal docks (which must be removed in the fall) are permitted, provided they conform with government regulations.

A key attraction of The Shores on Cowan is the natural beauty, so it is in our best interests to keep the area as pristine as possible. The developers have abided by all environmental regulations, and strongly encourage owners to preserve and protect the natural habitat on their property. We are also fortunate to have Crown reserve forest land immediately across from us, on the west bank of Cowan Lake.

12. Are the highways paved?

Yes. Proximity to Big River along a main highway route assures you of all-weather access to The Shores on Cowan.

13. If I'm not on a lakefront, how do I get to the lake?

The resort roadways take you to the beach and boat launch areas. As well, the public reserve areas all lead to the lake.
